Gateway Estate Maintenance was founded by London property professionals — people who spent years on the client side of maintenance, managing estates and portfolios, chasing contractors who over-promised, under-documented and disappeared between jobs.

The conclusion was simple and slightly uncomfortable: the problem was not the trades, it was the model. Maintenance bought job-by-job rewards whoever quotes fastest, not whoever maintains best. Nobody owns the property’s condition; they own the invoice.

So we built an operator instead of a contractor. GEM subscribes properties, not jobs — with our own workforce, a compliance calendar we run proactively, and an operations desk accountable for response times in writing. The discipline of estate management, applied to maintenance itself.

Core trades are directly employed, vetted and uniformed. When a GEM operative rings the bell, they answer to us — not to whichever subcontractor was cheapest that week.

Compliance before cosmetics

Gas, electrical and water safety cycles are tracked before anything else is scheduled. A property that looks good but is out of certificate is not maintained — it is exposed.

Every visit reported

Photographs, findings and recommendations after each attendance, filed against the property record. Decisions get made on evidence, not on a contractor's say-so.

Priced in writing, first

Work proceeds on approved written quotations at published subscriber rates. No surprise invoices, no work you did not sign off.
