About our heating service
A dead boiler in January is the call every landlord dreads. GEM keeps heating systems ahead of that moment with planned servicing, honest diagnostics and Gas Safe registered engineers who work across the boiler brands common to London housing stock.
We install and commission new boilers where replacement is the right answer, but we are equally comfortable extending the life of a sound system: powerflushing, radiator balancing, replacing failed valves and modernising controls with room-by-room thermostats that cut running costs for tenants.
Annual Gas Safety Certificates (CP12) are arranged, chased and filed automatically for Protect and Complete subscribers, so compliance never depends on a diary reminder.

Are your engineers Gas Safe registered?
Yes. All gas work is carried out by Gas Safe registered engineers, and registration numbers appear on your certificates and job records.
My boiler is old but working — should I replace it?
Not automatically. We assess efficiency, parts availability and repair history, then give you the repair-versus-replace numbers so the decision is yours with full information.
Do you handle the annual CP12 for rentals?
For Protect and Complete subscribers we schedule, complete and file the CP12 every year without you having to ask. For other customers we offer it as a bookable service.
